What local operators publish
| Published figure (Pierce County / South Sound operators, 2025–26) | Method |
|---|---|
| Whole-home heat “typically starts at $1,200”; three-bedroom Tacoma home “$1,800–$2,400” | Heat |
| One room $350–$700 (minimum $350); two rooms $500–$1,200; three rooms $750–$1,800 | Heat, per room |
| “Typically start around $300 per bedroom” for light activity; follow-ups at 20% of the initial | Chemical |
| Chemical program $1,200–$1,800 over three visits for a typical home | Chemical |
Figures are operator-published marketing prices, not quotes. Nobody in Pierce County publishes a per-square-foot rate; the estimator below converts the published home-level figures into one so you can scale to your floor plan.
Heat-treatment cost estimator
Estimate built from operator-published Pierce County prices (whole-home heat from $1,200; $1,800–$2,400 for a 3-bed; chemical $300–$500 per room per visit). Real quotes depend on clutter, construction, and access — the inspection sets the price.
What moves the price
- Square footage and layout. Heat is a volume problem; split levels and finished basements take longer to bring up.
- How long it has been going on. A heavy infestation needs a longer hold and more furniture rotation.
- Clutter and access — not because you must clear it (you mostly should not), but because airflow matters.
- Multi-unit buildings. Adjacent units often need treating together; per-unit pricing drops when they are done the same day.
What should not move it
Fear. A vendor who quotes before inspecting, who cannot tell you how many temperature probes they use, or who leads with a fogger-and-spray package is pricing your anxiety, not your home.
